Buying a 1-bedroom apartment in Dubai: a beginner's guide

The one-bedroom apartment is the real entry point to Dubai property — and the part of the market nobody makes videos about.

Most UK buyers who actually purchase in Dubai do not buy a penthouse. They buy a one-bedroom apartment. It is the most liquid, most widely available and most straightforward part of the market, and it is almost entirely absent from social media.

Why one-bedroom units dominate the entry point

They sit at an accessible price, they appeal to the largest pool of tenants, and they are the easiest unit type to resell. For a first purchase in an unfamiliar market, those three things matter more than any feature list.

What varies between apparently similar units

Two one-bedroom apartments with the same headline price can be very different assets. The variables that matter:

  • Size in square feet. Layouts vary significantly; always compare per square foot, not per bedroom.
  • Community and building. Location drives both price and rental demand.
  • Floor, view and orientation. Affects both liveability and resale.
  • Building age and condition. Older buildings can carry higher maintenance.
  • Service charge rate. This is an annual cost you will pay for as long as you own.
  • Ready or off-plan. Different risk profiles entirely.

The buying process in outline

  1. Define your purpose — income, use, future base, or a mix.
  2. Set a total budget, including all costs, not just the purchase price.
  3. Convert to AED and understand how you will transfer funds.
  4. Decide between ready and off-plan.
  5. Research developers and buildings, not just projects.
  6. Read the payment plan in detail.
  7. Confirm all purchase costs in writing.
  8. Have legal documentation reviewed by an appropriate professional.
  9. Complete through appropriately licensed professionals in the UAE.
  10. Arrange management, letting and ongoing cost handling.

Questions to ask before a deposit

  • What exactly is included in the price, and what is not?
  • What is the current service charge per square foot?
  • What are comparable units in this building actually renting for now?
  • What is the developer's delivery record?
  • If off-plan, what are the escrow arrangements and what happens on delay?
  • What are the resale restrictions before handover, if any?
  • What are all the fees payable by me, itemised?

If any of these gets a vague answer, that is information too.

Income expectations

Be realistic. Gross yield figures ignore service charges, management fees, void periods, furnishing and maintenance. Net figures are lower — sometimes considerably. Ask for the net calculation with every assumption listed, and treat projections as projections.

Rental income is not guaranteed. Neither is capital growth. Prices can fall.

Managing it from the UK

Consider who will handle tenant sourcing, maintenance, service charge payments and utilities. Property management costs money and reduces net return, but self-managing a property 3,400 miles away is harder than it sounds.

Is it worth it?

That depends on your circumstances, your other commitments and your tolerance for risk. What can be said is that a one-bedroom apartment is the most conventional and best-understood entry point in this market — which, for a first purchase abroad, counts for something.
