Property is a significant financial commitment
Buying property overseas commits a substantial amount of money, often for years, in a market and legal system different from the one you know. Treat it accordingly.
Nothing is guaranteed
- Rental income is not guaranteed. Units can sit empty, and costs continue while they do.
- Capital growth is not guaranteed. Past performance says nothing about the future.
- Property prices can fall, as they have in Dubai in previous cycles.
- Payment plans can change, and the terms that apply are those in your contract, not those in a brochure.
- Properties can be delayed. Off-plan handover dates are targets, not promises.
- Availability changes constantly. A property shown here may already be gone.
- Service charges can rise, and they continue for as long as you own.
- Exchange rates move, and can materially change what a purchase costs you in sterling.
Visa and residency
Certain qualifying property investments may provide a route to Golden Residency, subject to current eligibility requirements. Eligibility is determined solely by the relevant UAE authorities under rules that can change. No property purchase entitles you to a visa, and nobody on this site can assess or guarantee your eligibility.

Independent due diligence
You are responsible for your own due diligence: the developer, the project, the contract, the community, the service charges, the rental market and the total cost of ownership. Verify everything in writing before transferring funds, and only through appropriately licensed professionals and official channels.
