Buying Dubai property from the UK: a step-by-step guide

Ten steps, in order. Buying is step nine — and that order is the point.

A structured process for buying from 3,400 miles away. Follow the order; most problems come from doing step nine first.

1. Define your objective

Investment, holiday home, future home, family base, or a combination. Write it down. Every subsequent decision follows from it.

2. Set your budget — the total, not the price

Your available funds must cover the purchase price plus registration and transfer charges, agency fees where applicable, developer administration, legal support, furnishing if letting, and a currency contingency. Work backwards from your total to the property price you can consider.

3. Convert GBP to AED, and plan the transfer

Understand your budget in AED, and understand how the money will actually move. Speak to a currency specialist about rates, timing and — if you are on a payment plan — whether fixing rates for future instalments suits you. International transfers of this size take time and documentation.

4. Decide: ready or off-plan

Ready gives you a known product and faster income. Off-plan gives you payment flexibility and newer stock, with construction and delivery risk. Your timescale and purpose decide this, not the marketing.

5. Research the developer

Delivery record against announced dates, completed build quality, handover and snagging process, escrow arrangements, service charges in their existing buildings. This is the most valuable step in the whole list.

6. Understand the payment plan

Get the full schedule. Know what triggers each instalment, what happens on delay, what happens if you pay late, and what fees apply at each stage. A payment plan is a multi-year commitment.

7. Understand all purchase costs

Itemised, in writing, before you commit. Registration and transfer, administration, agency where applicable, developer charges, legal. Then the ongoing costs: service charges, utilities, cooling, management.

8. Review the legal documentation

Have the contract reviewed by an appropriate professional. Pay particular attention to delay provisions, specification, resale restrictions, termination and fees at handover. Do not sign anything you do not understand.

9. Complete through appropriately licensed professionals

Transactions must go through the proper UAE process with appropriately licensed parties. Verify licensing. Verify the escrow account. Never transfer funds to an account you have not independently confirmed.

10. Plan ownership, rental and management

Who manages the property? Who handles tenants, maintenance, service charges and utilities? What is the letting strategy, and is it compliant with the applicable permit requirements? Sort this before handover, not after.

  • Is the project registered, and is the seller licensed?
  • What is the escrow account, and how do I verify it independently?
  • What is the complete, itemised cost to me?
  • What is the current or projected service charge per square foot?
  • What is the developer's record on the last three projects?
  • What happens contractually if handover is delayed?
  • Can I resell before handover, and on what terms?
  • What exactly is included in the specification?
