If you are looking at Dubai with children in mind, the analysis changes completely. You are not buying a unit; you are buying a location relative to schools, healthcare and daily life. Getting that order right matters.

Schools come first

Dubai has a large international school sector covering several curricula, including British. Fees are a substantial ongoing cost and vary widely between schools. Places are not guaranteed, particularly in popular schools and year groups.

What to research before anything else:

• Which schools teach the curriculum you want
• Current fee levels and what is included
• Waiting lists and admission requirements
• Where those schools are, and the realistic commute at school-run times
• Inspection ratings and how they have moved over time

Then look at communities near the schools that fit. Doing it in reverse creates a daily commute problem you cannot fix later.

Community types

Dubai's residential stock broadly splits into:

• Apartment towers in dense districts — convenient, amenity-rich, less outdoor space
