What it is

The Golden Residency is a long-term UAE residence visa granted under specific categories set by the UAE government. Property investment is one of several routes that can be considered. It is a residence permit, not citizenship, and it does not itself change your UK tax position.

How property can be relevant

Certain qualifying property investments may provide a route to Golden Residency, subject to current eligibility requirements. Eligibility depends on the property, how it is held, its valuation and the applicant's circumstances — not simply on having bought something in Dubai.

The threshold commonly cited

Public UAE government guidance has widely referenced a property investment threshold of AED 2 million for the property-linked route. Thresholds, valuation rules and accepted evidence can change. Treat any figure you read anywhere — including here — as something to confirm against official UAE sources at the time you apply.

Ownership requirements

Requirements typically concern how the property is owned and registered, its valuation as assessed by the relevant authority, and whether it is complete or under construction. Mortgaged and off-plan property may be treated differently from an outright-owned completed unit.

Conditions attached

Long-term residence carries conditions relating to maintaining the qualifying basis, medical and security clearances, and applicable Emirates ID and health insurance requirements.

Family implications

The route can allow sponsorship of a spouse and children, and in some circumstances other dependants, subject to the applicable rules and additional cost per dependant.

Duration and renewal

The property-linked Golden Residency has commonly been issued for ten years and is renewable while the qualifying conditions continue to be met. If the qualifying basis ends — for example the property is sold — the residence position must be reconsidered.

Applications are made through official UAE government channels or an authorised service centre. Use licensed professionals. No property agent, developer or introducer can grant, guarantee or accelerate a visa decision.
