The reality

Yield figures circulated online are usually gross, often based on best-case assumptions, and rarely net of service charges, management, vacancy and furnishing. Rental income is never guaranteed.

Off-plan is always better.

The reality

Off-plan can spread payments and offer newer specification, but it carries construction, delivery and market risk over the build period. Ready property is a known quantity that can generate income sooner. Neither is universally better.

The reality

Dubai property is completely tax-free.

The reality

The UAE tax position is different from the UK, but that is not the same as no cost and not the same as no tax anywhere. UK residents generally remain within UK tax rules on worldwide income and gains, and there are transaction and ongoing charges in Dubai regardless.

The reality
